Robin Herko joined RM Friedland in 1999. She began her real estate career in office leasing, but quickly realized her draw towards retail leasing and sales. Her initial retail success came in the form of representing Commerce Bank (now known as TD Bank) on their first sites in Westchester County. After completing that assignment successfully she moved on to site selection for Walgreens, as they entered the Westchester market. She has represented numerous retail brands including: Dunkin Donuts, Burger King, McDonalds, Popeye’s, T-Mobile, Planet Fitness, IHOP and Advanced Auto.

Her proudest accomplishment was her representation of the purchaser for an assemblage of 13 buildings in Yonkers. This property is presently being developed into a luxury mixed use project and will transform the landscape of downtown Yonkers.

With nearly twenty years of experience in the local markets, Robin has a unique perspective and a keen insight into market dynamics. To every transaction, she brings tremendous tenacity and works tirelessly on behalf of her clients.

Beth White has completed retail transactions in nearly every state up and down the Eastern Seaboard. She worked as a landlord representative for Simon Property Group, the nation’s largest mall owner, for more than 25 years. She has a tremendous understanding of retail real estate. In 2016, she made the switch to brokerage. Case Study: Waterfront at Port Chester

The Assignment
The Waterfront at Port Chester, a 358,619 SF shopping center in the heart of downtown Port Chester anchored by Costco, Lowes, Stop and Shop and Michaels.

The Challenge
The shopping center was somewhat stigmatized in the Village as a large center that did not significantly add to the community. Numerous retailers including DSW and Chase shuddered their locations. The Center had 6 units of vacancy totaling 29,154 RSF. Many of the spaces had been vacant for over four years.

The Result
RM Friedland put together a clever marketing package targeting local, regional and national firms with an emphasis on experiential. Each team member was tireless in their canvassing efforts.  After only a few months of marketing the team signed leases with four tenants totaling 22,500 square feet. The unique tenants included the Greenwich Ballet Company, mSquash and Bona Bona ice cream.

Case Study: Fleetwood Downtown Village Shopping Center

The Assignment
Fleetwood Downtown Village Shopping Center, an 18,300 SF block of Fleetwood neighborhood street retail on Gramatan Avenue with 8,384 RSF of second floor office space.

The Challenge
The densely-populated and prosperous Fleetwood neighborhood of Mount Vernon is a challenging leasing environment due to high vacancy levels and an overshadowing regional stigma associated with the Mt. Vernon market. The majority of the retail space had been vacant for over two years.

The Result
RM Friedland put together a multi-leveled marketing campaign targeting local, regional and national tenants through a series of customized marketing packages tailored to strategic use categories. The team combined national and regional outreach with an exhaustive “boots on the ground” canvassing plan to reach local operators. To date they have successfully leased the entirety of the retail and only have one 900 sf unit left of office space.

Case Study: Brooklyn Fitboxing


The Assignment
Represent US expansion for the widely popular European-based boutique gym, Brooklyn Fitboxing in Westchester, Fairfield & the NY Metro.


The Challenge
In a high barrier to entry market that is already well saturated with boutique fitness, it’s becoming increasingly challenging to secure prime, highly visible sites that permit additional fitness. Many high-target centers exclude the use due to parking limitations or restrictions from existing tenants. The RM Friedland team needed to draw upon their extensive market knowledge and strategic skills to advise their client on site selection criteria and a multi-unit expansion plan that would maximize their potential for long-term sustainability.


The Result
RM Friedland conducted an incredibly thorough survey of current and upcoming market availabilities and determined a multi-phase expansion plan with their client. Leases are out for Brooklyn Fitboxing’s next locations in Westchester with plans in place to open up to 6 locations in Westchester, Fairfield & the NY Metro over the next 12-18 months.
