William Anson joined RM Friedland in 2016 as its Managing Director of the Industrial Division. A Career Broker William started in 1973 focusing on the Industrial/Technology sector and the sales of Investment properties. With 50 years of experience he provides strategic and implementation services for clients developing, negotiating and executing real estate transactions. He has performed transactions throughout the suburban New York marketplace concluding over 50 million square feet of deals during his career.

Prior to joining RM Friedland, William was founder and owner of his own highly respected boutique firm, Anson Properties LTD. His firm provided services for both national and international firms as well as many private, family owned companies.

Paul Enea is one of our most experienced brokers having begun his career in commercial real estate at what was then Friedland Realty in 1987. His expertise in industrial real estate and related commercial property assets is unsurpassed in The Bronx, Westchester and surrounding suburban markets.

Frank joined RM Friedland in 2015 and has built a strong foundation of clients. Prior to joining RM Friedland, Frank was the owner of Dufine Furniture Decorators for 35 years. Dufine Furniture was a high-end custom furniture and antique restoration business. Ross Schneiderman started with RM Friedland as an industrial broker over 30 years ago. Since then he has quietly built a reputation for himself as one of the top industrial brokers in The Bronx and Lower Westchester. Over his career he has represented corporate clients such as Cablevision and United Technologies as well as local business owners. He completed one of the largest industrial transactions in Westchester County’s history when he represented Pop Displays in their leasing of 450,000 SF in Yonkers. In 2016 alone, he had a transaction volume in excess of $90 M. Over the course of his career he has completed over 200 M square feet of transactions. He works tirelessly to ensure the successful completion of a deal.

He lives in New Rochelle with his wife and two French Bulldogs.

The Assignment
One Labriola Court, Armonk, New York- Initial leasing of 4,500 SF, landscaped 43,000 sf industrial building that would then enable the owner to sell the asset.

The Challenge
The value of the building was a moving target as there were multiple non-rated tenants all of whom have short term leases. Furthermore, the single largest tenant had indicated a desire to reduce its space by half creating a difficult retrofit for a new owner juxtaposed to losing the tenant.

The Result
The 4,500 square feet was leased and the property sold a few months later. Bill Anson of RM Friedland succeeded in finding a local investor who knew the market dynamics well enough not to be deterred by the short term leases and who would have a high level of confidence in re-rental of space thus seeing the value of the building.

The Assignment
The sale or lease of 336 South Fulton Avenue, Mount Vernon a 30,000 SF industrial building.

The Challenge
The building’s low ceilings and older infrastructure made it challenging to attract an investor or a user. At the time of the assignment there were also a number of other buildings on the market in Mount Vernon.

The Result
Ross Schneiderman of RM Friedland was able to sell the buildings to a local investor who understood the market. Ross was then hired to lease the building and within a few short months found a credit tenant to take the entire building.

The Assignment
To lease the remaining 20,000 SF of vacancy in a four story multi-tenanted 100,000 SF building at 145 Saw Mill River Road in Yonkers, New York.

The Challenge
When RM Friedland was hired, the market was very competitive and there we many comparable spaces on the market. With that in mind, it was critical that the leasing team find a way to differentiate the building. Another challenge was finding a suitable user who could successfully operate in a World War II mill building with limited loading and one freight elevator.

The Result
The RMF team successfully leased the remaining six vacancies in a nine month period. The team’s strong salesmanship and fierce negotiating skills led to a successful outcome for both the landlord and the new tenants. As a result, RM Friedland was retained by the landlord to lease the entire third floor when that tenant vacates.

The Assignment
RM Friedland was hired by the Rusciano Family to market 16 acres in Pelham Manor, New York that the family had previously help for three generations. On the land existed 12 industrial buildings that were occupied by various tenants.

The Challenge
This transaction was a multi-step process that required securing a qualified developer that would agree to assume the property on a long term land lease rather than purchasing it outright. It also required negotiating with the existing tenants to terminate their leases.

The Result
A 99 year land lease to Acadia Realty Trust who then developed a 230,000 SF shopping center that currently houses notable retailers such as BJ’s and Michael’s.
