ASSIGNMENT
The owners of 900 Edgewater Road decided to sell the property in 2021, hiring Paul Enea of RM Friedland as broker. The sale was initially expected to be straightforward due to the property’s location near the Bruckner Expressway.

CHALLENGE
Shortly after listing, the New York State Department of Transportation (DOT) announced plans to construct a ramp to the Bruckner Expressway, blocking the main entrance and complicating the sale. Key challenges included:

• Access Issues: The new ramp obstructed the entrance, discouraging buyers.
• Environmental Concerns: Excavation by the DOT created debris and contamination, leading to restrictions on part of the property by the Department of Environmental Conservation.
• Uncertainty: DOT’s lack of clear project timelines, combined with demolition of part of the property, added to the delays.
• Legal and Internal Conflicts: Lawsuits were filed against the DOT for property devaluation, and internal disagreements among the owners delayed documentation.

RESULT
In 2024, the property was sold to a buyer uniquely suited for the site: A neighboring concrete plant that did not require a separate entrance and could work around the access issues. Despite the environmental and logistical challenges, the sale was completed, showcasing the importance of persistence and creative problem-solving in real estate.
