Assignment
Valhalla-based Ginsburg Development Companies tasked RM Friedland with leasing and attracting new tenants to a premier office space during a challenging period in 2022-2023. This was a time when hybrid and work-from-home lifestyles were becoming commonplace in white-collar service industries, and confidence in ‘back-to-the-office’ strategies was at a minimum.
Challenge
The RM Friedland Office team leveraged their extensive experience and strong industry relationships to attract companies to the Class A, amenity-rich building in a competitive market. They employed novel marketing strategies, highlighting the capital improvements GDC invested in City Square, including the addition of exquisite artwork and an outdoor park, which redefined the ‘work-live-play’ concept. Their deep market knowledge and personal connections were instrumental in showcasing the value of White Plains’ transit-oriented urban landscape and suburban conveniences, positioning City Square as a premier business address.
Result
As of September 2025, 240,000+ SF of leases have been signed or renewed in the past 30 months, achieving a 95% occupancy rate. This success underscores the effective partnership between GDC and RM Friedland, demonstrating RMF’s unparalleled market knowledge, strategic marketing resources, and the strength of their client relationships. The transformation of City Square has not only benefited Ginsburg and RM Friedland but also contributed to the vibrancy of the White Plains Central Business District.
